Carefully read (and understand the chapter) the contract. There are no special risks in terms of contracts. There are risks in choosing housing. But they are always there - this is Thailand. You can choose a quiet place, and in a month they will start building a condo behind the fence and will drive piles within a month, and then cut the reinforcement with a grinder for another couple of months. Or in a couple of months, the neighbors, on the contrary, will decide that they are very cool businessmen and open a bike repair shop - and will work there from morning to sunset. And after sunset they will walk there.
