Tell me what are the usual conditions for the return of deposits for long-term rental of a villa? For example, if I move out before the end of the contract and find other tenants in my place, does the ovner return the deposits?

If found new - yes. If I didn't find it, no.

I just had a lease deal that fell through now. Ovner and the agent refused to include such terms in the contract and claim that everyone does so.
