No way to influence. The contract is concluded for a year, you move out earlier, i.e. non-fulfillment of the contract on your part. The deposit will not be refunded to you.

Yes. Including in Thai (if you have such an option). The amount will be refunded if you have fulfilled the contract or the termination is due to the fault of the Thai party.
