Yes, if you find new tenants yourself for the remaining term of the contract, it usually suits you and the deposit is returned to you. Just don't try to retake it yourself - it may not end well.

This is not being done in any way. You let people down, do not comply with the terms of the contract, the deposit is their compensation. They have to abruptly find a tenant somewhere, so as not to lose money. This search is covered by your deposit. Well, or find them tenants instead of yourself.

To negotiate with the owner about the retake. Find other tenants and that's it.
