Can you please tell me if it is better to book the condominium in advance through the bookings/airbnb or already on site? If better locally, how do you do it, on the site or already walk around? I'm going to fly in a month for six months...

On the spot, of course, you can assess the location, if you have not been before. But there is a risk that soon for six months there will be nothing decent in terms of price/quality ratio, because Thailand has kindly opened its borders.
