About the usual is also not entirely clear. But so far, things are moving towards no more than yes. That is, now Thailand does not need cunning farangs at all. And therefore, if there are plans to go for a period of up to 3 months - then this is a tourist visa. If you need longer - then you need to immediately issue it and do other types of visas. In general, STV is not a bad option. For housing, it is probably possible to agree with the owners or realtors on a partial advance.
