Long-term lease-lease hold, it seems, for 100 years) then extended) There are alternative options with opening a company and registration, but these are very murky schemes and not very legal.

Apartments can be bought in the property (freehold), but it is more expensive in design and 51% of the apartments in the building must belong to Thais. Even for apartments there is a leasehold - rent for 30 years (with the right to extend for 2 more times for 30, i.e. only 90) and for Thai real estate even the first term is more than enough. With houses, especially with the land, everything is more complicated, but I did not dive in detail. It is necessary to register the land, sort of, for the company, although perhaps now there are other schemes.
