No, you can negotiate with many for a period of 3 or 6 months (2 usually will not be given). It's just that the price tag will be slightly higher, usually + 1k per month relative to the annual contract. Not everyone can agree, but many can.

The Bangkok Bank gives you an affidavit from the Russian embassy to open an account, you don't need a lease.
