The contract will say. At a minimum, the loss of the deposit (you should put a 2-3 month payment on the deposit). Theoretically, if the Thai wants to, he can sue you and demand the recovery of money for the entire period. It is clear that if you are gone from Tai forever - then this court will hurt you. And if they stay, they can catch up. In practice, it's just a loss of deposit.
